Tips for selling during the holiday season!

Should I decorate it? Yes.

The purpose of staging, or decorating a home during this time of year is to help people visualize themselves living in your home. A christmas tree, holiday decorations, and festive colors throughout your all add to this cozy, warm comfortable feeling that turns potential buyers who visit your home into offers to buy it.

The key for most sellers is not really about decorating or not. It is more about the amount of decoration. Too much will cause your home to feel small and even cluttered. Your best bet is to decorated for the season, but use less than you may be accustomed to so that your home feels more spacious and roomy.  Less truly is more!

Professional (and seasonal) Real Estate Photos

Getting professional photos with your home in its seasonal decor is essential to "time stamping" your home on the market as CURRENT.  This is actually one of the more effective techniques to generate visitors.  

Note: Not all homes sell during the holidays, so plan on getting new, updated listing photos taken right after the first of the year if it does not sell.

Aerial Photography where appropriate

Aerial photography during the holidays is remarkably similar to any other time of year. If the neighborhood and your home in particular looks better from the air (think Santa's point of view), then by all means, drone photography is a good idea. Please keep in mind that since it is seasonal, if the home does not sell right away, you may have to return in January / February for more aerial shots to be taken.

One of the best ways to get holiday potential buyer traffic to your home is to price it competitively with other comparable homes both interior and exterior. Many of the interior features of your home cannot be evaluated by online tools. Getting a full comparative market analysis and listing your home at a price point that will maximize potential return is the way to go!

Holiday Curb Appeal Tips

During the November to December holiday season, fall leaves have often already dropped and that lush green lawn may now look more dormant. Think of this time of year as an opportunity for your home to stand out and apart from the rest of the homes in the neighborhood. Pruned shrubbery, neatly trimmed lawns, and raked and bagged leaves all can give your home a clean and tidy appearance that potential buyers will find attractive.

Get the lighting right

An essential part of the curb appeal for your home is lighting. Due to this time of year having less sunlight hours and more hours of darkness, lighting your home to accentuate your home in a positive way. Make sure your home feels spacious and full of light. Replace burnt out light bulbs and fix broken light switches. Another trick is to consider adjusting interior lighting to be the same color temperature. Walk through your home and make sure as you go from room to room that the feel is consistent, soft and warm.

Another important lighting tip is to check your exterior lighting. Add lights where needed so that your yard and the path to your front door is highlighted and accentuated. This not only adds curb appeal, but is a low cost way to add value to your home.

Final thoughts

While it is true that there are sometimes less buyers during the holidays, it is equally true that the buyers that are in the market are more likely to be serious and need to move quickly. If they are interupting their busy holidays to look for homes, they are by definition more serious. With correct staging, lighting, marketing and pricing, you can take advantage of this normally quiet time of the year and can get your home sold!
